Hi gang!  I'm considering buying my first investment property (a duplex) – about 6-9 months ahead of my "plan" but I have kind of stumbled into an opportunity that is worth investigating.  Anyway, this has inspired me to post a new article round-up on my site with 'investment property' as the theme.

I know many of you own investment properties, and have written about it.  If you wish to have your articles included in the round-up, please reply here with the URL (please limit submissions to your two favorites).  I will take posts on any subject – from finding the "right" property to dealing with tenants to handling taxes with your rental business.

Please reply here with your links by no later than noon EST on Saturday (2/11/12).  Thanks!!

SS,

I have a post that will be going up on Thursday titled "I Bought a House!"  It's the first in a series that I will be putting up every Thursday for the next few weeks.  It chronicles how I bought my first investment house with cash from a Self Directed IRA.  I've since fixed it up and now have it on the market for sale.  Hope you like it!  http://wp.me/p1yqwF-gR

Sandy, your blog is the one thing that has made me a little scared to take the leap into land-lord-dom!  :)

Thanks for the great posts, everyone.  Keep them coming!

But Sandy, I have seen the pictures of what "your tenant from hell" left you to clean up… that is enough to scare anyone!  Maybe I need to add a question to the rental application stating, "Have you ever been featured in an online blog about bad tenants?"  Hahaha!

Someday I will get the book… I'm not worried.  If I run out of other things to read I may start nagging, but until then it isn't a big deal.  :)

Here is my take on property investing if you are interested:

How to always win with property, but why you never will

Good luck with the investment, factor in a few expenses early on and it should all go well.

I just put up a blog post today titled "Rental Property: Not for the Faint at Heart."  It is not easy and you're constantly dreading a phone call from the tenant for that unexpected repair that may cost a significant amount of time and money.

Have a look at the post and let me know what you think.  Good luck to you!

That's what my site mainly talks about. I'm an owner of a few income properties and have written several articles about it so far. As Sandy mentioned (thanks Sandy!) I guest posted on her site http://www.mytenantfromhell.com about "How to be a landlord"

My site is http://www.findyourcashcow.com

Please don't be discouraged as I can tell you that being a landlord is not bad at all! :)
