Hey All,
I would like to share with you a post aptly titled "Shit my tenants say"
(just in case the link doesn't work – http://www.yourfinancessimplif…..nants-say/ )
The inspiration for this post came about after reviewing my January rental property statements.
For those who have seen/read this post already. I've just updated it with a hilarious video.

Property 1 update: Tenant 1 must read my blog because she sent me a money order will all but $99 of the back rent. NOt sure why not the full amount but I'll take it.

I hate when people aren't willing to take responsibility for themselves! I like the incentive idea, but it's a shame that you have to do it.

We land lord but live in the building we have tenants in, thankfully knock on wood none of this yet. I am in the process of trying to rent it out as we speak. A lot of junk emails from Craigslist with my posting.

It's unbelievable what some tenants can come up with! We've been landlords for 9 years now and luckily have never had a problem. I don't doubt that the day will come though… it's not a matter of IF… it's a matter of WHEN!

I love the "I don't get paid until next week so I'll give you rent then" excuse I just heard last week… Makes me want to ask "so how about your LAST pay?"

Andrea I heard that same excuse a last year when we were looking to rent the place. We had a woman her bf and a child look at it. She asks if she can pay me in the middle of the first month after she has already moved in and pay a little at a time the security deposit. Needless to say her emails were never returned when she said she was interested in the apartment. I went to my wife is this lady serious. Now i see the guy all the time at the local pizza place making the pizzas.

Haha ya i guess you wont know unless you ask. I dont know if their other landlord let that go on but if you cant make the first months rent or the security deposit in time…chances are I will hear all kinds of excuses. They also had a child which would make it more difficult to kick them out to for non payment.

Pay on time or find somewhere else to live, maybe worded nicer. My family allows too much, if it was all up to me I would be harder on the excuse-makers because some of them, man they're just ridiculous.
Last month someone moved out without telling anyone… they must have figured their deposit would cover their last month, still… then you're left to find a new tenant on the first of the month for that month. Not cool! I just don't understand why people do this, like it's somehow different from any other bill… you don't pay, you get cut off!

I really hate when renters give other renters bad names! But, I will admit that I'm surprised by the sheer amount of comments I've received when I tell people I'm putting in roses or a garden (with land lord's permission of course) or just generally fixing up the place. They tell me I shouldn't waste my time–but I'd rather have a pretty home and build a good rapport with my landlord. I also like to pay my rent on the first but preferably before then.
