I posted this in the FINCON boards…

hey.. I'm prepping an article titled "The Shocking Truth About Owning Rental Properties" and want to know what you would like to know in the article. A little background… I've managed 3 rental properties out of state (700 miles away) for about 3 years now. I can write about anything, but want to make sure I capture some of the things potential landlords would want to know about.

What questions do you have about rental properties that you want the honest truth about?

I would be interested in your general opinion of property management companies.  I currently rent my former home and used one for a year.  My experience was middle of the road, but they weren't providing me with enough benefit, so I am going it alone now and have had no issues.  Thanks.

Great idea! I would be curious about the following things:

1) how to find a good management company / what they charge. 

2) how "hands off" do you end up being?

3) does the management company do a good job making sure the tenants don't tear up the place?

4) what sort of vacancy rate do you have? do you think it's more or less than you would have if you lived across town?
